:0) Hi DJ, and I thought HK bankers were odd. Consider setting the money aside in blocked account but not pay off the mortgage balance, just renegotiate for a better rate. Consolidate mortgages to one bank if necessary to make it a happy chore for one out of several banks. They will soon learn to appreciate the business as "all previously negotiated deals are back on the table". Such is the way when somebody blew out the lighting system in a crowded bar. You grab your closest neighbor and start negotiating 'hard'. Chugs, Jay
