I'm with you. The 10 yr. rate is in a solid downtrend, and had a recent break to the downside. I see no reason to get in a hurry to refinance here. Would wait until the downtrend is broken. quote.yahoo.com^TNX&d=c&k=c2&p=m50,m200

ST rates are near 40 yr. lows, so I don't know how much lower they can go. Maybe the spread will simply narrow between long and short.
