I replied to the same question elsewhere before getting over here to read. We calculate the rate of return slightly differently, but the conclusion is the same.

UF...thanks...I needed that. I was feeling like a major dummy..and you are right...So I make 12.4% -- is that the end of the world? I think not...perhaps that's the best idea in the short run.
