Bill, I live in a one of the neighborhoods that was fairly hot in the last few years, near University Village. For the first time since 1990 when there was a slowdown in Seattle real estate, I've been seeing signs on houses indicating a lowered price fairly often, and I didn't see any signs indicating a lowered price in the past 4 years or so. I'd take that to indicate the market around me at least has crested already. With 12000 Boeing employees out of work by Christmas and many other layoffs I've been hearing about or reading about, I think it will continue to soften in spite of the retirees, who are not likely in the group to bid up house prices but rather stay put or shop for a better deal.
