I think banks will follow the oils -- why did you think there would be a refi spurt -- we are already in the tail end of a very big one. Who's left that hasn't done that? I would imagine a lot has already worked into the system --

I am usually slow about these things and figured I marked the end of the spurt last week. I don't think the end of the 30-yr bond provides more than a itty bitty downtick in rates for mortgages, but I'm probably out of my area ...
