When Global Thermoelectric is successful with their propane electricity generator you will be able to buy a plot with no power lines nearby. Hopefully within 2 years. Other than that an excellent list, worth clipping and keeping.

Nice list, thanks. Most of the things are how I think but never really wrote them out. I didn't know about the 'perk test' and after a bit of research now know that if I need to engineer the area for septic it could be costly. My aunt had a cottage in the Laurentians, north of Montéal, 'city slope' to the roof. If I had a nickel for every shovel of snow I heaved off that roof.....
Don't worry about the bucolic view, that's part of what I want. I hear you on not building myself. There are parts though that I'm comfortable doing as I'm pretty handy. Wiring, plumbing, put in a kitchen and bath etc. are no problem. Things like heavy duty drywalling, roofing, window installation though I leave to the pros.
I hope I'd be buying something that has a livable building so I don't need to compromise due to time constraints etc.

Anyway I've filed your list as part of my checklist and Stephen O is thinking like me re: the propane generator. I intend to be as energy self sufficient as possible. My daughter's godfather has 47 acres up near Owen Sound (Georgian Bay area). He heats his entire home (high peaked roof :o) with a central wood stove. His property is 80% wood so he's set for fuel, and his south facing view is spectacular. Come to think of it he has a detached garage and detached shop. (He must think like you and I :o)
