There's a difference between a MFG and MODULAR home. Both are built off site in sections. MFG homes are basicly one step up from a mobile home, while MODULARs are at the same construction grade as stick built.

Another option besides steel, if you are looking for strength and longevity(requires alot of care) is a log home. Theres different styles now where the outside can look just like clapboard. What is real nice about log homes is the post beam constuctions which more easily permits that airy open environment(all cathedral ceilings). Also, there's not alot of finishing work to be done since theres no sheetrock, except for the room partitions. Basicly, when the outside/roof is done the house is finished. As small house like the 1200sft size you are looking for, would be a snap to put together

Just wanted to add to my previous post. Once you see those low prices for those log home kits, it just helps illustrates how wacky the price of homes have gotten. I not saying that everyone should get a log home, but gives an idea what one is getting with the prices of finished homes today. By the way there is ALOT more wood in a log home than in a stick built. Really gets one to think what they are really getting with the new homes today. I know, all that extra costs is in the crown moldings. ggggggggg
