I'm not sure how updateable/current this site is.

The way I calculate it, in order to replace a 30 year mortgage with a 15 year fixed mortgage rate and lower your monthly payments, you'd have to have been asleep for the past two years. A 15 year 5.5% mortgage on $300K gets you a 2451.25 monthly payment. You'd have to be coming down from a 30 year 9.25% mortgage payment ($2468 on $300K) to pay less per month. But you would have refinanced long before this.
