Thanks for the feedback. You logic is, as usual, excellent.

My only concern about shorting the home builders here is that I don't completely understand how their financing activities might offset declining sales. Guess I have something to research this weekend.

Forecasts for 2002 range from -6% to +6% and SIA itself says sales will be flat with 2001. SIA has a terrible prediction record. Analysts like to look at y-o-y trends [shown]. The main reason y-o-y looks so poor is that 2000 was so good. The actual September SIA sales were similar to the last two troughs.
