As you know, my thesis on the builders is pretty simple. We're in bad times, and it takes a while for the bad times to flow through to the last of the cyclicals to run, residential real estate. Currently the only thing holding them up at the high end of their range has been the relentless work of the Fed and the destruction of the 30 year. There's not much cutting left to do, and no more bonds to destroy. It's all over but the waiting, imho. Keep these guys at p/e's of 7 or 10, just cut earnings by a third or a half.

Retailers, especially anything middle to high end, are the next to tumble, imvvho.
