traffic on the stairs ..... ROFL right now ....

our three kids are grown and gone (baby is 27)
BUT
this semester, due to a horrible divorce *(read drugs drugs drugs by her husband) and threatened violence by said drughead to the family,
the 16yr old grandson has moved in with us til summer ....

there is now a GREAT deal of traffic on the stair case as he selected one of the upstairs bedrooms for his ......
matter of fact, there has been more traffic on the stairs since he came to live here than in the previous five years since I built it .... LOL

as far as a runner goes, we've had both with and without ....
the look is GREAT with ... the brass bars to keep the runner in place and the oriental patterned runner is absolutely fantastic in eye appeal ....

however, and this is just MY experience ...
I had to nail down *(tack down carpet strip) the runner with the kids running up and down the stairs ....
the runner thingie is much better for adults, BUT it still is not the safest design item ...

the maintaining of the oak flooring I used has been minimal .... as in none .... damp "swiffer type" mop dealie once every couple of weeks ....
I can't envision having to refinish the steps/risers as the installation is so easy, and the cost is not much due to the small actual area used that I'll just tear out and reinstall when/if it becomes necessary .....

the current products on the market .... or at least the name brands ... Armstrong, Bruce, Anderson, GP , etc .... all use a polyvinyl sealer that is realllllllly strong ...

I've put down some in an office for a bud of mine who was replacing vinyl tile every three years due to the wear actually showing the concrete, and the Anderson oak (laminated veneer, glue down) has help up with a bi-weekly waxing (Johnson Paste Wax) for nearly three years now with only one strip and refinish job....
