kb, I'm not involved with the home builders, but your arguments sound reasonable. Looking at TOL I'd expect its rise to falter under 45 stockcharts.com[w,a]whcayimy[pb50!b200!i!f][vc60][iUb14!Lw14!Lc20]

If I wanted to short it, I'd wait till it falters.

Utilities have gotten hammered.

Instead of being in cash, why not buy a basket of utilities that are now yielding over 5%,
and paying out less than 70% of EPS and have leverage less than 2X?

Take a look at:

CO. Yield Payout % Leverage

SO 6.0% 84% 1.3X
DTE 5.1% 59% 1.91X
AEP 5.8% 68% 1.8X
REI 6.1% 47% 1.34X
PGN 5.1% 63% 1.61X
ED 5.8% 68% 1.1X
