I almost did the same thing but fortunately that little voice said "dont do it". But it is looking mighty tempting right now.

Once the market chills a bit it the rate will come down.

And if the market doesn't just hold it. I think 5%+ is going to be a very good return for 2002 and I think its going to be a while until we really see real inflationary pressure.

I expect that there is going to be some time during the next year when people are so pessimistic that it create significant doubt about the prospects for recovery and forget that inflation is just around the corner. <gg>
