i agree, deflation, similar to inflation, has certain aspects the lead to self-perpetuation. Japan has seen deflation for 27 consecutive months now for instance, and there's no end in sight.

to your question: yes, absolutely.
in fact, the time to sell the house was LAST year. in several regions even the misleading median prices have begun to contract. actually that's not the right word. PLUNGE is more like it. like -4.5% in a single month in some regions that were previously unaffected. the high end of the market has been in freefall for quite some time now. as with the economy at large, the RE bust happens in stages. it began in commercial real estate in the former pinnacle-of-the-boom regions, like NYC and SF. then it migrated to the high end residential market. and now it is beginning to engulf the rest.
