You can pick out the high-tech centers in Texas by looking at building permits.

Both Austin and Dallas have seen declines in single-family home construction this year. And the common denominator is the economic slowdown caused by the high-tech shakeout.

Telecom and Internet companies were letting go hundreds of workers in Dallas and Austin before the Sept. 11 disaster suppressed the rest of the U.S. economy. So, it is no wonder that Austin and Dallas are the first two major Texas building markets to see a slowdown.

Of course, the tech wreck has had a much greater impact in Austin than Dallas.

Single-family home construction for the 12-month period ending with October was down an incredible 37 percent in Travis County, according to statistics from the Texas A&M University Real Estate Center.

By comparison, Dallas County's 4 percent dip in single-family home building permits seems pale.

And Collin, Denton and Tarrant counties are still seeing year-over-year increases in single-family building activity. Tarrant is the strongest in the state, with an 18 percent jump in building activity for the year ending in October.

Houston and San Antonio are also seeing increases in the new-home building market with permits up 11 percent and 7 percent.

Statewide for the year, the number of single-family building permits was up 4 percent. >>
