Robert,re:"deception played". There is just 2 sides of an equation, that
I know of. Winner/loser depends on which side you are on.
It's a money game (less so than stock, but still).
Another deception play: 'average day on market'. A house sit on market
for 3 to 6 months, before it sold, switch listing and sold 1 day on the
market and 99.99% of asking price.
Of course, there are lot more honest used car salesman than the few
bad apples.
So, I believe majority of the RE professionals are honest.
Then, you can't blame them on playing game, they are "obliged to work
for the seller" even thought the buyer actually (indirectly) paying the
commision.
