Michael,
There is a Galleria close to where my daughter lives outside St. Louis. Was there for 2 months this past summer. It was crowded, high-end you know (lottsa Jag's, MARcedes, and caddy SUV's). St. Louis Bread Companies (what are they/a division of Pan...something) all over the place doing very well (well-healed mother's and those darned stockbrokers<G> eating lunch there). Also a nice place to scope out the plastic surgery girls ;-)

Building, both commercial and residential, was going great guns there. However, at the time, with rates the way they were, it was no wonder. And, as an ex-general contractor from south FL, I can tell you, those builders were booking like hell in order to get all the draws they can while the gettin's good.

That's why I think Ben Henwood could give us a better example of what's going on over in fu-fu Microsoft land on the mainland in Seattle, Belluvue, and the really fu-fu Kirkland.

BTW, while at BBY, I picked up a great Jerry Jeff Walker CD on the cheap - has "Mr. Bojangles" and "Hairy Ass Hillbillies" on it.
