I think he's talking the tax related puff that occured in the 80's... that was mostly commercial, I don't know if there's ever been a bloat like we have now in residential.

reaper: there are more people alive today of home-buying age, and this figure is going to grow. That's why home sales have increased. During the last recession, the boomers' kids were mere schoolchildren. Today, they're forming households.

That's part of the reason that a lender holding a porfolio of home loans isn't taking as much risk as might appear, in my opinion. The real estate is a valuable underlying asset and will only become more so in many cases.
