i think it is you that needs to consult a financial adviser...in the short term i myself have a 100% profit in my home in the last 8 years...i'm not in denial to not think that is an unsustainable gain...market prices are already dropping here and thats for prime water front...in town their dropping more.

but i'd love to hear some "facts" as to why realestate is such a fine investment historically in the long run.

one last thing and i'm done talking realestate...

realestate is a store of value rather than an investment ...much like gold or collectibles are.

not to say money can't be made in it..i've flipped a few commercial properties for some quick bucks..and held the notes on others during the days of high interest for some mailbox money...but my investment dollars have found better returns elsewhere for the most part.

if a realestate crash does come i'll be buying on spec at that time.
