<<real estate is worth exactly what people are willing and able to pay for it>>

sir, you confuse the concepts of "worth" and "price". don't worry, you are not alone as nobody in the financial media and only 0.000001% of Wall Streeters know the difference.

in very rare instances (sort of like when Halley's Comet is visible to the earth) "worth" and "price" co-incide. at all other times they are completely dis-connected from each other, and it is only by random confluences of events that they are ever the same.

Cheers

...real estate is worth exactly what people are willing and able to pay for it...

You are confusing value (worth) with price. The two can converge dramatically as demonstrated over and over again in the stock market.
