Hi Rich...

Mr. Peel and I were discussing the supply/demand issue over dinner. I agree with you that as long as the demand outstrips supply, prices will appreciate, however one of the aspects to this equation is the "quality" of the demand.

In our area the population is stable, we see "demand" shifting from one area to another, so while prices are appreciating in one area, they are falling in others.

There is no question that with real estate "location, location, location" is the number one issue. I don't think we will really know the story WRT the real estate market for several more months...when we start to see what kind of effects the recent spate of layoffs and and corporate down sizing has as people re-assess their financial condition. There are some areas that are benefiting from 9/11 spending.... for example....Virginia, DC and surrounding areas.
