Rich1 --- I live in the downtown area of Orlando; Delaney Park neighborhood and the market is HOT down here. Although, not nearing as hot as it was 1.5 years ago. Thornton Park neighborhood is also hot. You will find the downtown area has so many lakes and the city is pretty good about cleaning them out when the water level gets low. The northeast end of Lake Lancaster is nearing completion.

Jorj --- I have this perception that the suburbs have slowed down, but not for sure; I do know that Orlando was one of the fastest growing cities prior to 9/11. 9/11 did take some wind out of the city; airport turned into a ghost town; Disney theme parks were "empty"; unemployment went from 0% to 10% overnight, etc.

The nice thing that Orlando does have going for it is that folks still come here from the Northeast and Canada to retire; so there's additional pressure.
