We have really strong areas and pockets of serious decline. In the northern part of our suburbs there are vacant buildings and some areas that are deteriorating through neglect. These were fairly stable areas 5 years ago.

I talked with my ML broker a bit today. Wanted to get a feeling for what his other clientele is doing. I asked him if there were any other bears clientele base....he said there was only one other guy. I asked if the rest of his clients were bullish and he said that some were, but most were nervous but sticking to the standard ML counsel of investing for the long term...yada yada yada. pretty freakin scary that ML is willing to hold the permenant LTBH strategy as the way to maximize gains.
