Don't underestimate the *foreigners with funds*.....I've met people with menial jobs who have saved, saved, saved and can afford a decent home in my high-priced zip code (McLean, VA) on cash alone. Cash is the name of the game for some of these folks, and there are many with lots of it.

The real value is in the land itself. The dump can be remodeled or torn down. The house itself does not appreciate in value; it's the land that house is sitting on which appreciates in value.
