(20% down) as fairly risky since a 20% retreat will wipe out your equity. However, i guess that people may have to learn this the hard way to understand this simple fact.

I don't know anybody who has put 20% down for a house in the last 5 years.

More like 5-10%.

the cheap money is still out there. remember, very FEW marginal buyers CONTROL the WHOLE market.

not like the gogo 2000s, but there is still lots of cheap money out there...

csco is still up a gazillion percent in the last decade... as is intel, dell, etc...
