same is true of stocks. you assume that a rational approach to valuation is not possible. i differ. i missed most of the bubble b/c of it. i also missed ALL of the collapse that i KNEW was coming! ;-)

true, however, bad times hit many people that don't expect it. the reasons prices drop a lot is b/c people have to sell (job loss, etc...).

what if rents drop as the economy suffers? what if one loses one's own job? then maybe everything goes up for sale. now, the stakes are a lot different if one is extremely wealthy and can afford losing everything without a flinch.

folks who bought in last couple years are often out $100k to $200k. many even more. that would bother me.

now, if you are talking high yield then you may be talking good value. i'll look into it. i like value... :-)

valuation is EVERYTHING, imho.
