Stock Fairy, if you want to put down less than 20 percent and still avoid PMI (a wise move!), are you aware of 80-10-10 mortgages?

This is what is usually recommended and what most people choose when presented with the alternative.

10 percent down, 10-percent second mortgage (or second trust, depending on which state you live in), and 80 percent first mortgage.
