Yes, buyer gets the property with no delay. Only the heirs are affected.

Tradelite is right about probate. Heirs have to wait for money if the estate is in probate but new buyers move in and money is held in a special account until court says it is okay. Something like that. BUT, if there is no probate because of joint ownership, tenants in common, living trust, land trust, etc. that property can be sold and they get the money right away. If this is in error, I welcome the correction as I am not a lawyer but have had some dealings with heirs.
