Yep, they use hedonic methods to paint whatever picture it is that they want to sell to the public(and, like you say, whatever picture it is that they can use to lower their expenses). I'm trying to learn more about how they come up with the factors they use to re-state the actual prices and values, and am finding it difficult to find any good information. I'm amazed they can get away with it.
