Those are the classic signs. The next sign will be new recommendations to buy when they retrace their recent gains.

I went back and plotted the homebuilders vs mortgage rates over the past 15 years. They move inversely with rates, although the homebuilders usually gain when rates are steady but low. When rates are rising, the builders fall even before rates of new permits fall. It's a cycle they will not escape.

The problem I'm having at the moment is that shorting them reminds me too much of shorting tech in late 1999-2000 (a painful and only minimally profitable experience). I'm waiting for a clear move up in mortgage rates until I begin shorting. Maybe I'll be too late at that point...

I'm watching this chart to begin a position.

While the short interest data you and I have are perhaps too outdated to be meaningful, I wouldn't sleep well at night with the interest on BZH.

BZH Shares short 2.06M, % of float - 51.5% WOW!
HOV short interest much more reasonable.
