TOL - 22.6% of small 16 million share float is shorted, so players have made their bets on a housing collapse and in typical fashion the stocks continue to rise even with deteriorating fundamentals (huge drop in new starts and drop in UNADJUSTED existing home sales). Parallels most parabolic rises of stocks where 'smart' money gets in too early and gets burned.

TOL probably has a good 25% to go on the upside before all the shorts are cremated.
