Arnie, spreading your investment out three ways is a wise decision. I have two suggestions to add to Ken's: CARS and water.

CARS owns used car lots. Used cars and land are both in demand. Stock pays a dividend of about 8%.

Water continues to appreciate in value. It is likely to be traded as a commodity in the next generation. BizWeek's current issue mentions two mutual funds dedicated solely to water plays. This sector will outpace the overall market for many years to come.
