Good point, some of the real estate ones are bad, especially when they get a % of the acquisition and disposition of holdings, some of them churn the properties. E.G Summit, while it seems to have cleaned itself up I stayed away from it due to fees and insider issues in the past. I try to find units which have large insider ownership.

On the plus side, there are some real tax advantages and if you can hold different companies you reduce risk.

Mark, just listed a rental condo I have, expect to get $77K after fees, this was returning me $450 a month after all expenses except interest. I look at these nbrs and think it would be easy to do better with REIT's and much better diversity. Bottom line the reason I'm selling is that REIT's are a better investment than a small scale condo rental, and as a small investor who doesn't want to get into renting out semis with basement apartments or small apartment buildings I think this is the way to go.
