The improvements DEpreciate; only the land appreciates in value.

This of course will be a very rude awakening to people buying 15k ft^2 mc-mansions made of particle board built on tiny POS lots far from the city center. In 10 years the "improvement" won't be worth sh8t and they'll find out they borrowed for 30 years on something that has no value after 10.
