After 2000 and 2001 - 2% looks pretty damn good!!!!

I have cash and time, that cash at the bottom will pay dividends.

And I really think folks are getting smarter and understand this.

Yes, but they are buying homes with that cash, and may be looking at home investment appreciating for them at about a 6% average annual rate.
You have to admit, people have wised up, and are looking for safer investments other than stocks.
