In my area, Northern California - Sacramento region, there are 20,000 new homes going up or on the drawing board as we speak. It is a continuing process. Of course, along with that are the shopping centers. Safeway seems to be the major new anchor in many of these new communities, Safeway providing banking services under the name Select and also gas pumps self service stations all inside their perimeter.

Del Webb and other retirement style communities are expanding everywhere around us. The climate and the prevailing low price (changing fast) of abundant uphill arid land is the main attraction.

Home Depot and Lowes sit side by side in my area - just like Burger King and McDonalds. Walmart everywhere, which has outgrown its original parking lot in one prime location is closing that one and replacing it with two others nearby.
