What I am getting at is in last two months, 3 M new households have popped up beyond the normal yearly trends of 4 M home sales per month. Either this bolus of increased existing house sales is just stealing from the future existing home sales and consumer spending will tail off later this year or economy will explode upwards as some predict with 6 % GDP increases.

AG is not going to dampen equity speculation not before he has to address housing speculation first with higher rates sometime in the future. In 2001, housing valuations increases by 8%. Nothing including housing values goes up straight line year after year.

Actually winter is the best time for trimming - when the trees are dormant. But most people trim trees like they buy stocks - too late or too early.
