I agree on your assessment. My price appreciation study shows that if there is a bubble it is in select areas and that these areas always have booms and busts but still returning above inflation in the long run.

Agreed with you on 80's RE bubble although from what I remember the individual homes puked out wasn't the issue then, it was commercial that had been fed by quick write off tax breaks... massive wipeout. The rest of the home mortgages were stupid S&L's that had to liquidate. In a lot of ways this may be worse for the individual home... I don't know, can't get a handle on it.
