hey...fantastic...that's the first time you've replied directly to me in almost a year. Mark the date down for future reference. It'll be that long again or could stretch into the next decade. do you forgive for brusing your ego? Not even close, I’m not among the several preening, pompus ego trippers that use this and other threads for badly needed gratification. Unlike many this is not my hobby but I must admit that at times I am amused by the performers that this medium creates.:)

"do you think there is a housing bubble yet? have you looked at MTH, RYL, TOL? i'm looking to open some shorts in these pups soon, but...cnbc and the boys on america now are really hyping the idea of giving them multiple expansion on the p/e..saying they should all have another 50% upside...that's scary for shorts..." Look at lumber prices. They are extreamly low. If you do believe in shorting the housing industry hedging your short with a real eastate trust that specializes in lumber might be a good way to ride out the near term termorial. My personal bet though is housing has 15 good years to go. flint
