victor, good points. we rent a condo and it has been great the last few years. we've had bad tenants before, though, and that is a nightmare :-0

renting a house is different, though. i suspect the turnover would be higher than the condo. with modest homes going for $360k (and rising $3k per month like clockwork), though, maybe not - IF the rent is priced right. i could do that b/c i only paid about 60% of that and my mortgage isn't that big.

also, the location is perfect for a working stiff with just a little too much money ;-)

Skeeter it's very difficult to be a long-distance landlord.

I echo that sentiment, having been a long-distance landlord for a while: the experience was horrifying.

If it was me I would sell the SD house and purchase two houses in Oregon (if the rental market justifies it), one for rent the other to live in....
