The rate of increase in housing can't be sustained because the bottom of the chain isn't seeing significant salary increases.

Housing may not be a bubble, but the rate of increase will not just keep going.

He does make a point about the boomers taking money from the market due to kids entering college. I hadn't thought of that. Thought we'd have a few more years until the boomers got to retirement age. They might be reducing risk and not putting their 401Ks into stocks. Maybe that's why the volume has been relatively low.

His target is awfully low, but who the hell knows? I never thought the nikkei would break to new lows after all these years either.
