Protage, Calif state law says all cities have to have an area that allows for inlaw or second unites to be built. Many cities allow second unites on any property that can make the set backs and parking requirements.
You mentioned Jack London Square in Oakland as an example of redevelopment and I agree. I've all ready looked around there and I've got an open mind. It's still not all it can be so it's on my back burner. And more importantly I haven't looked at the school district but will when I have cash in hand.
When the city decides if and where they'll build the A's a new ball park I'm off and running to see what's available in the general area. Look what a ball park did for a dilapidated dock area in San Francisco. It's wonderful to have a government improve your location for you in my opinion.
On further thought have you looked at Alameda? Sense the navy base has closed there's been some development and there's a ton of fixers around also. I'm keeping it in my sights and may have an in on a conversion to loft building. I'd say a 10% chance of which is plenty for my to expend some time on. It's got great weather and good demographics. My only regret is I didn't buy a place across from the beach way back when.
