Those are some great observations, Steve. The 1% rule sounds like it would work about anywhere. That works out to about 8x gross annual receipts on an 11 month basis- which is pretty close to the 6-7x.

Those mortgage schemes sound good for the bankers. I'd have to be pretty desparate to sign up for one of those endowment types. But a man has to have a place to live- and when a wife says 'buy', you never know what can happen. <g>

Congrats on your rental sales. A wise man one said- 'No one ever went broke taking a profit'.

Another one said, 'Man who run behind car, get exhausted' <g>
