Really? Maybe YOU just need to learn a little bit more about the subject.

Not sure I'm the one who just "came out of the woodwork" on the topic of real estate, but if you think it's "so complicated for the little guy", maybe you need to hire some good advice from a CPA or another type of financial advisor before you give up trying to understand the financial ins and outs of mortgages and real estate and how they fit into your financial planning and retirement portfolio.

And by the way, I don't notice much "greed and corruption" on this thread---where, exactly, is it, in your view? The only thing I see cropping up here and there is some lack of understanding or education (such as in your post), which is easily corrected if you are willing to spend the time doing a little research on your own and stop trying to "trust" someone else.

Sounds like you feel you are about to take a huge risk, but are uncertain about it, and maybe are feeling rushed by a r.e. agent or something.

IMO it's better to take a month or two to read some standard books, and finding people in your area and situation, and see what they've done. In my experience there are few r.e. agents that are really good, but they're like gold and give you the straight scoop.
