Grace, that's exactly why my income from selling houses was higher during the last recession that it ever was when the market had greater equilibrium. Either I convinced the seller the first time about the dangers of over-pricing his home, or I enjoyed cleaning up the mess left by the previous unsuccessful agent. The seller thinks the second or third agent is a hero and rarely has a good thing to say about the first one--and is likely to spread the word among his friends.
