Unscrupulous agents....oh dear, here we go again.

Agents work in the community where they live and raise their families---they run into their clients in the grocery store. They run their own photos in the newspaper. Their reputations as competent, hard-working, effective real estate agents are hard-won through years of exposure and experience, and can die overnight.

Agents also sell homes in a community loaded with competing real estate agents who either respect or disrespect them, and who will try to sell the good ones or will avoid selling the unscrupulous agent's listings.

The minute a house is listed in the multiple listing system, every agent in town knows it and knows whether the property is over or under the realistic market value.

How long do you think unscrupulous agents last in this type of environment? I literally don't know any unscrupulous agents. A few dumb ones, yes, and they don't last long either.

If a seller hires a dumb or unscrupulous agent who prices his home incorrectly, what happened to the old advice that a seller interview several agents before making a decision?

Have noticed that most of the discipinary actions taken in my state against real estate brokers/agents happen to occur in small towns. So there might be a difference in what one can try to get away with in those areas where there isn't so much competition.
