Just so all the sellers out there will know, it might be a big waste of time to "do research" in the public records about comparable sales.

In my area, this is what will happen when you begin the selling process and it's very easy and comprehensive....

Three real estate agents come to the seller's house with the exact same computer printouts in hand, all showing the same comparable sales and other details contained in the MLS about the listings.

All three real estate agents will ALSO bring to the seller's house a copy of all pertinent tax records (including the seller's own tax record) showing last sales price, square footage, etc. These are printable right off the agent's computer and are linked to the MLS listings.

Computer technology is now saving everyone time and money, but the agents have much better and easier access to the "public record" than any seller does. Not only that, but they've probably actually seen or sold the comparables.
