your stuff about hermits is over the top as usual

Your inability to get my humor is also as usual.

If a first time buyer read even a few articles about buying a house they would know that the broker represents the seller. If they don't even make the attempt to learn a little about buying a house before they get involved in buying one, I don't know how you could save that person from themselves or an eager broker. They may need to make some big mistakes in order to learn to take some initiative before buying something that represents several years salary. You can't pass enough laws to protect consumers from their own stupidity, its ridiculous to think you can ask the broker to take people from zero to informed, they have to take some sort or responsibility for themselves. How can you disagree with that?

As for a buyers broker, I never got one and I don't recommend that people do. Just that they do some research, see a bunch of houses, make their own informed decision about what they can afford (because the bank and the realtor will max them out), talk to friends and family about their experiences, etc. There is so much independent easily obtainable information out there they no longer need to throw themselves on the mercy of a broker.
