wow, Bently has awesome imagination, vision, grip of reality
it all sounds 90% plausible

the only thing I would add is a followup to his real estate and local municipal budget squeeze
this is what I mean

as the local pinch takes place, property taxes will rise, even as homeowner insurance costs have risen
so the cost of home ownership will escalate
with prospects looming over higher electricity, higher heating expenses, and for many people higher water costs

this will all add up to a massive cost pressure on property owners
and will push more properties onto the market after it begins to come off its peak

the real estate decline that I see coming will usher in a very very deep recession for 2003 and 2004
but it will be a RECESSION WITH INFLATION
