Home builder stocks will collapse once mortgage rates start up in a big way. That looks like a good bet this summer. Long-term interest rates will soar as soon as the stock market stabilizes (even if just for a few weeks)

this COULD be a fakeout here ... I don't think it is too early to sell these if one uses a stop. I don't think you can wait for interest rates to rise and then sell or put them, because I don't think rates are going up -- but even if they were, the stocks will move first. This is at odds with what someone else keeps saying here ... let's watch and see what happens.
